     Abstract For design improvement of air-conditioning systems, understanding heat and mass transfer occurring on the outer surface of the evaporator and being able to calculate the amount of enthalpy transfer between the refrigerant and the air through the fin-tube configuration leading to exit air properties are highly essential. This present study is aiming at constructing a mathematical model in order to predict the outlet condition of the air which is passing through the fully wet outer surface of a cooling coil where chilled water is flowing inside the tube of the evaporator. The mathematical model has been established under both laws of energy conservation and mass conservation. The results of outlet air properties such as specific humidity and dry-bulb temperature predicted by the model were compared with a set of experimental data. The maximum deviation of such comparison was within 12 % RMS deviation.
