     Abstract This study aimed to identify the benefits that community can derive from communitybased ecotourism (CBET) project and analyzing the limitations to access benefits of the villagers, using a case study at Thanh Tam Dong Hamlet. To meet the research objectives, primary data sources, including quantitative and qualitative methods, were used. The survey questionnaires were distributed to 68 households in Thanh Tam Dong hamlet by systematic sampling. Meanwhile, for qualitative, semi-structured interview was used with three key informants as well as focus group discussions with five households. The findings have shown that the community has obtained most of the social benefits including make the community well known, raises the quality of life, and promotes community pride, some economic benefits such as creating job opportunities, increasing household income. Educational benefits like enhance knowledge about ecotourism, communication skills, historical and cultural relics, and benefits from the environment such as environmental beautification, raises awareness for conservation. The study also shows that some limitations of CBET related to policy frameworks, poor governance, and community capacity may be barriers to access more benefits. Despite limitations, social benefit such as making the community well known indirectly helps to increase the economic benefit by bringing in more tourists
