     Abstract This article focuses on the factors affecting the property management of Thai international returning migrants. The quantitative methodology was used, with the analytical unit at the individual level. The sample size included 500 Thai international returning migrants in the Northeastern, Thailand, for those who had worked abroad for more than 6 months and, at the time of the study, had returned to stay at the origin place for over 6 months but not over 7 years. Data were collected in Chaiyaphum Province, Northeastern, Thailand, using the interview schedule validated by experts with a reliability of 0.913. Descriptive statistics and multiple regression analyses were conducted. The results showed that most of the Thai international returning migrants were male (60.4%), 38.8% were aged 35–44 years, more than half of them completed secondary education. Most migrated legally. More than 40.0% of returning migrants adhere to high levels of property management, both as manage property to generate income and manage property to prevent financial risks. The factors affecting the property management of Thai international returning migrants were: male, current age, number of years of education, legal migration, household support, transformations in production patterns and community life and economic capital accumulation. All of the independent variables could explain the variation in entrepreneurship at 51.9% (R-square=0.519).
